A former agricultural small holding, currently used for car repairs and open storage, has been granted approval by Stockport Council’s planning committee subject to agreement of s106 to provide new housing.

The 2.74 hectare site at Dairyground Farm on Lytham Drive in Bramhall will deliver up to 60 new homes, with 30 being compliant with the Council’s affordable housing policy.

The outline planning application was submitted by Wain Estates and land director Ryan James said: “While technically within Stockport’s green belt, this is a site which has already been developed and forms a natural extension to Bramhall offering easy access to the town’s amenities.

“A variety of uses currently exist on the land, along with buildings of varying quality.

“Our plans will deliver a carefully considered, high-quality residential scheme centred around an existing pond, with enhanced walking routes and improved rights of way, whilst regenerating a brownfield site. Importantly, it will also make a significant contribution to the boroughs affordable housing supply.

In its report, the council’s planning officers concluded: “Given the location, the scale of existing buildings, and the likely built form at this outline stage, it is considered that developing this site would not result in substantial harm to the openness of the Green Belt.”

Wain Estates will now market the site to housing developers who will submit a detailed planning application.

We are pleased to have secured a resolution to grant outline planning permission for a development of 150 new homes on the edge of the Shropshire village of Albrighton. 

The overarching vision for the site is to create an ideal setting for family living with a high-quality landscape-led development. This sustainable approach integrates new housing and green space through the retention of existing trees and creation of new habitats.

Thirty of the homes will be available through a registered provider of affordable housing.

Wain Estates has appointed JLL and B8 Real Estate as joint agents to advise on the long-term investment and occupational strategy for the commercial elements on our Carrington Estate.
 
Managing director of development, Jack Brister, said: “We are getting ready to bring forward the next commercial phases at Carrington and getting the right agents on board is crucial to ensure we have the optimal investment and delivery strategy.

There are currently several major schemes at Carrington in the planning system:
 
Carrington Enterprise Park – A detailed planning application has been submitted for 10 buildings delivering a total of 268,000 sq ft of employment space on a 19-acre site on Manchester Road.
 
Carrington Boulevard – The site, which sits opposite Carrington Gateway, has outline consent for 260,000 sq ft of logistics space. Detailed plans for a reserved matters application are currently being drawn up.
 
The Junction – An outline application has been submitted for a major new logistics hub providing up to 1m sq ft of carbon net zero ready space in larger buildings. A decision on the outline application is due later this year.
 
Jack added: “These three schemes form the next tranche of commercial elements on the Estate. It is a hugely exciting time with a total of 2m sq ft of employment space across the estate currently going through the planning process, reinforcing Carrington Estate as a regional asset for employment and investment.”
 
JLL has also been retained, alongside Colliers, to market two available units at Carrington Gateway. Completed in 2020 the Gateway consists of six high quality logistics buildings – three of which were recently acquired by Cabot Property.
 
Global packaging company Max Fame recently signed an agreement for one of the retained buildings with 21,000sq ft still available.

Food and drinks packaging supplier Max Fame Paper Products has agreed a new ten-year lease on a 21,500 sq ft logistics building at our Carrington Gateway development in Greater Manchester. 
 
The firm, which manufactures packaging for UK brands including HHG, Marks & Spencer, and Harrods, also has clients based in Europe, America and the APAC region. 
 
The firm wanted a centrally located base in order to nearshore their services for UK clients and David Hsieh, president of Max Fame, said: “We are pleased to be taking on this new lease which is located close to Manchester and the UK motorway networks, meaning we can more quickly and cost effectively get our product to clients.” 

Wain Estates property director, Paul Wrigglesworth said: “Attracting firms with a global reach like Max Fame is great news for employment and is another example of Carrington boosting the local and regional economy.
 
“We continue to see strong demand for space as companies review operations and look for the best way to serve their own customers from strategic bases like the Carrington Gateway.”
 
Carrington Gateway consists of six modern industrial units which in total offer 211,000 sq ft of space. Three of the units totalling 167,000 sq ft were recently purchased by Cabot Properties while the other three, offering a total of 44,000 sq ft of space, have been retained by Wain Estates. 
 
Two units comprising a total of 21,000 sq ft remain available.

Three of the six high quality industrial units at Carrington Gateway on Manchester Road at Carrington, have been sold to Cabot Properties.

The three units sit together on one side of the estate to the south of Porta Road and are currently occupied on long term leases by Hilti, Protective Packaging and Charles & Ivy.
 
The three remaining buildings are being retained by Wain Estates.

Work has begun to demolish a set of redundant 1950’s buildings in preparation for the next phase of Carrington Village.
 
A detailed application for ten state of the art, energy efficient buildings that would provide 268,000 sq ft of employment space has been submitted for the southern portion of the site. With the northern portion of the site forming part of ‘The Meadow’ which has outline planning permission for in the region of 160 homes to be delivered by Anwyl Homes.
 
Wain Estates Managing Director of Development, Jack Brister, said: “We are keen to progress this next phase of the Carrington Village development and are working with our contractors on demolition and preparatory works.
 
“We are liaising closely with the council and the parish council to ensure any disruption is kept to a minimum.”
 
Demolition experts Squibb Group have been appointed to carry out the works which include:
 
·       Erecting hoarding and fencing to secure the site
·       Stripping out of all non-structural items within the buildings
·       Demolition of the buildings to ground floor slab level
·       Removal of floor slabs and foundations
·       Crushing and stockpiling of suitable materials for recycling/reuse in future development.
 
Jack added: “Part of the contract is ensuring we are a good neighbour and measures are in place to minimise any disruption to local residents and we aim to reuse us much material as possible.
 
“Detailed discussions are on going with Trafford Council about this exciting project and we continue to work with them to bring forward these proposals.”

Wain Estates has concluded the sale of a prime residential site within the planned Carrington Village development in Greater Manchester.
 
The 15-acre site, known as The Meadow, has outline planning for circa 160 homes and was acquired by Anwyl Homes Lancashire in a deal concluded within three months.
 
The sale is part of Wain Estate’s long-term strategy to partner with like-minded developers to transform the vast former Shell Refinery site at Carrington into a green, sustainable mixed-use community.
 
Wain Estates director, Jack Brister, said: “We want to work alongside other developers who share our ambition to create genuinely sustainable places of quality and interest for people to both live and work.
 
“We have invested significantly in infrastructure and remediation and it is exciting to see projects progress as we move forward with the wider Carrington vision.”

Wain Estates has submitted detailed plans for a landmark new Enterprise Park as part of its vast Carrington Estate regeneration project in Greater Manchester.

The plans would deliver 268,000 sq ft of employment space across ten state-of-the-art buildings, all targeting net zero carbon ready, in one of the North West’s most accessible locations.

Units will range from 5,000 sq ft to 56,000 sq ft making them attractive to a range of occupiers and uses.

Wain Estates Development Director, Jack Brister, said: “Carrington Enterprise Park is the next phase of our strategic, long term investment to transform the 1,665 acre Carrington Estate into a series of new, well connected residential neighbourhoods and employment centres.

The Enterprise Park will sit on a 19 acre site accessed off Manchester Road with easy connectivity to the region’s motorway network and is close to rail links. Wain Estates is also working to improve sustainable transport across the Estate with a network of new or improved cycling and walking routes connecting key locations and developments. The site will also provide electric vehicle charging points and PV panels to provide power.

Jack added: “The Enterprise Park will serve the needs of modern commerce and the detailed application for this significant project is an important milestone in the delivery of the Carrington vision.

“If plans are approved we anticipate work starting on site in September 2022 with the first buildings in place by January 2023.”

Wain Estates is set to release the first openly marketed residential development opportunity within the Carrington Estate at Trafford, Greater Manchester.

The 15-acre plot, known as The Meadow, will provide circa. 150 new homes and forms part of the most recent planning consent at Carrington Village for 320 new dwellings, 668,000 sq ft of employment space and 12,917 sq ft of retail/health uses.

Wain Homes is already on site at Carrington with the first phase, building 277 new homes at The Place.
